Sampension invests more than DKK 500m in Copenhagen residential property

Danish pension provider Sampension has invested more than DKK 500m in a residential property in Copenhagen's Ørestad, its largest property investment this year so far.

The Marthahus property is comprised of a total of 12,292 sqm and 154 rental homes.

It is part of Bellakvarter, a newly developed urban area around Bella Center International with residential and commercial development.

The residential property was built by Bellakvarter, owned by Sampension and AkademikerPension, which since 2020 have been responsible for the development of the Bellakvarter area in collaboration with development partner Solstra.

In the spring, Bellakvarter was the first urban area in Denmark to receive the DGNB Gold sustainability certification, which therefore also includes the Marthahus property. Marthahus also has an independent DGNB Gold certification.

The overall plan for Bellakvarter was developed by Solstra, in close collaboration with the architecture firms COBE and Vilhelm Lauritzen Architects.

Marthahus was designed by Praksis Architects and V8 Construction was responsible for building it.

Commenting on the investment, Sampension head of properties and infrastructure, Torbjørn Lange, said: "It is very gratifying that with our largest property investment to date this year, we can now add Marthahus to our portfolio of well-located residential properties.

“This is a newly built quality property that we know very well, and which is located in an attractive area where there is a high tenant demand.

“Therefore, we expect that the investment will help ensure a reasonable return on our customers' pension savings.”

Lange said that there is also a “significant” focus on sustainability in this property, which is something Sampension prioritise highly. As a responsible investor, Lange said its investments must generally work for the benefit of the climate and the environment.

“At the same time, in our opinion, optimisation of the sustainability certification for our newly built properties contributes to creating the best possible returns over time,” Lange added.

Solstra Development CEO, Mette Kapsch, commented that it was “proud” of Marthahus and said it gives an “extra good feeling” when existing investors are so happy with the building that they buy it for their own balance.

“It confirms that we are doing the right thing. Now we are looking forward to soon building more homes in the northern part of Bellakvarter and thus completing the entire area," Kapsch said.
